DOWNSIZING OPTIONS IN ORILLIA


Although Leacock Village is 25 years old, this is still a desirable alternative offering a community room, access to the trail and the lake beside the Leacock Home and just minutes from the hospital. There are usually 2-4 apartments and 4-6 townhomes on the market in any year. The majority of the townhomes offer one level living with main floor master, guest bedrooms above and an unfinished basement.

There is an older building at 54 Fittons Rd. and prices reflect the age, though the condition is generally decent. These have electric heat, Juliet balcony with sunroom and a hobby room in the basement of the building.

Elgin Bay on Cedar Island Rd. was the first waterfront condo in Orillia. Although there were issues with the original construction, they were taken care of under the Tarrion warranty. These offer views either across the city or over the lake. Underground parking. Docks are available. There is a small common room and they do have group activities. You are just steps from downtown. The major complaint here has been the proximity to the scrap yard, which should eventually be developed.

The 99 condos at Panoramic Pt. on Atherley Rd. include access to the beach on Lake Couchiching, an indoor pool, exercise room and party room, some underground parking. There are still some units being sold by the builder. Although this is a lovely building in a convenient location, you have to contend with highway noise.

Orchard Point has had its difficulties throughout construction. There were a total of 144 units planned, however,  only the first building of 49 has been completed. The second building is now being offerd for sale. There are some resale units as well as builders’ units still available. They are nicely finished, though I found the layouts felt small for the price. Docks and underground parking. 

There are also waterfront condos at Invermara Bay Club on Atherley Rd. just as you enter the city. Lovely views, resort feel, single car garage behind the unit, docks, exercise room and pool but the units are 25 years old and may require updating. Many long term owners. There are 2 levels—if you are on the upper level, the stairs are steep.

Sophie’s Landing is a selection of freehold ‘bungalo-lofts’ with condominium common elements in a gated community on Lake Simco town, there is a e. They are professionally built and offer some amenities including waterfront park, docks, small craft storage.

The city of Orillia shows a total of 1043 apartment units and 547 townhomes in the planning stages but most are a few years away.

If you prefer a single residence with your own yard and garage, there are several choices in new construction that you might find suitable.

Canterbury Circle—an enclave of 24 quality finished Bungalows in the north ward;  1192-1320 sq. ft., with the possibility of finished basement, (some with walkouts) and single car garage.

North Lake Village--over 50 townhomes, now scheduled to be all bungalow style as they have been selling to the over 50 crowd, several models available: 2 bedroom, some with den, 2 bath, open living area. Depending on location, some have walkout basements that can be finished later. These are freehold units with condominium element for road and common park areas

Future Development--The site of the old community centre will soon be home to 2 storey townhomes similar to those at Coldwater Grove at the west end of Coldwater St. There is a mixed development planned for the corner of Matchedash and Mississaga downtown with retail sores at street level and condo lofts above. Both are great locations within walking distance of downtown amenities.

If you are not tied to living in town, there is a lovely adult recreational community in Bayshore Village, about 20 minutes east of Orillia. Bayshore is on a peninsula at the norths side of Lake Simcoe. There are over 300 properties of approximately 1/2 acre: some are on the lake, while most of the others back onto a picturesque pond or the private golf course. For a modest annual fee you have access to 3 marinas, various waterfront parks, a club house with pool, tennis courts, a variety of activities and friendly neighbours. 

In addition, there are several developments west of the city in various stages of development with bungalow and 2 storey models. There is also a small grouping of townhomes being built to the north in Cumberland Beach with sewer and water and prices under $299000.

 As you can see there is lots of choice, and we didn’t include resale homes. Your main consideration will be timing: what is available on the market when you are ready to buy and sell. We can help plan for your move!
